Could you explain me why in the sentence:

We heard of the house being sold.

the "being sold" part is treated as a Gerund rather than a Complex Object with Participle I?

I mean, if it's a Gerund, shouldn't the sentence be like this:

We heard of the house's being sold.

    Your reasoning is faulty / pointless. We heard of the house sale / house's sale both work fine, but obviously there's no concept of a gerund involved. – FumbleFingers Apr 12 '20 at 16:12
